This fall HVAC checklist is written for Greater Victoria in October: wet, windy, leaf-heavy weeks before the first cold snap. Work through the homeowner tasks this weekend, book any professional service before the November rush, and check two money deadlines that fall this month.
Two fall deadlines to check first (October 2026)
- BC Hydro heat pump bonus: October 31, 2026. If you are replacing electric baseboards or an electric furnace, BC Hydro's bonus of up to $1,000 needs the installation completed, invoiced and paid between August 1 and October 31, 2026, with the application in by November 30, 2026. Funding is first come, first served. This sits on top of the standard rebate of up to $4,000 whole home or $1,500 partial for electrically heated homes. Details in our BC Hydro bonus deadline guide.
- Saanich heat pump financing intake: October 13, 2026. Saanich offers up to $12,000 in 0% financing, repaid over 10 years on the property tax bill, for homes heated with oil, natural gas or propane. The next intake deadline is October 13, 2026. Central Saanich runs a similar program with very limited spots.
Fall HVAC checklist: what to do and who should do it
| Task | Who | Why it matters in Victoria |
|---|---|---|
| Clean or replace heat pump and furnace filters | You | Summer dust and wildfire smoke load filters; a clogged filter cuts airflow and heat output. |
| Clear leaves and debris around the outdoor unit | You | Fall leaves pack against the coil and block airflow just when heating starts. |
| Check the outdoor unit sits level and raised clear of puddles | You | Heavy rain and defrost meltwater need somewhere to drain. |
| Switch to heating mode and test before it gets cold | You | Finding a fault on a mild day beats finding it on the first frosty night. |
| Test smoke and carbon monoxide alarms | You | Essential in any home with a gas, oil or wood appliance or an attached garage. |
| Clean HRV or ERV filters and check the core | You | Ventilation runs harder once windows close for the season. |
| Clear gutters above the outdoor unit | You | Overflowing gutters dump water and ice onto the unit. |
| Heat pump service | Licensed technician | Refrigerant checks, electrical connections, defrost operation and coil cleaning are not DIY. |
| Gas furnace or boiler service | Licensed gas contractor | Burner, venting and combustion safety checks before months of use. |
| Oil furnace service and tank check | Oil service technician | Nozzle, filter and tank condition; a leaking tank is costly to clean up. |
Heat pump fall maintenance: the homeowner steps
- Turn the power off at the outdoor disconnect before you touch anything around the outdoor unit.
- Clear a gap around the unit. Remove leaves, moss and plant growth from the sides and top. Follow the clearance distances in your owner's manual.
- Rinse the coil gently with a garden hose from the inside out if it is dusty. No pressure washer: it flattens the fins.
- Clean the indoor filters. Ductless heads usually have washable mesh filters behind the front panel. Let them dry fully before refitting.
- Check the condensate line drips freely outside when the system runs in heat mode during defrost.
- Restore power, set heat mode and test each room. Note any unit that blows cool air, ices up heavily, or makes new noises.
- Check backup heat settings on the thermostat so backup strips do not kick in every time you raise the temperature.
Our full heat pump maintenance guide covers the year-round routine, and if your system struggles once it turns cold, our guide to a heat pump not heating in cold weather walks through the usual causes.
Furnace and oil system checks before winter
If you still heat with gas or oil, fall is the time for a service visit. Book it now; technicians fill up once the first cold snap arrives. Signs that a furnace is near the end of its life are covered in 7 signs your furnace needs replacing.
Oil homes should also look at the fuel bill. Statistics Canada's average heating oil price for Victoria was 256.2 cents per litre in August 2026, up from 182.5 cents in September 2025. Before you commit to a full tank and another season, compare it with a heat pump in our heat pump operating cost guide for Victoria.
Storm season: power outages and your heating
- Know your restart. After an outage, most heat pumps restart on their own once power returns. If yours does not, check the breaker and the outdoor disconnect before calling for service.
- Keep the outdoor unit clear of fallen branches after a windstorm before running it hard.
- Never run a generator or barbecue indoors or in an attached garage. Carbon monoxide is the real winter risk.
- Thermostat batteries. Replace them now so a dead battery does not leave you cold mid-storm.
Planning a heat pump switch this fall?
October is a good month to plan. If you heat with electric baseboards, the bonus deadline above may still be reachable for a simple install, so move quickly. If you heat with oil or gas, the standard rebate does not apply in Greater Victoria, but income-qualified households can apply for the Energy Savings Program. The heat pump rebate checker shows which programs fit your home, and the rebate summary has the current amounts.
